Driven by strong private consumption and double-digit wage increases, Romania continues to be one of the fastest-growing European economies, with a real GDP growth of 4,1% in 2018. No signs of slowing down are in sight, as forecasts from the IMF and the European Commission project annual growth rates higher than 3% for the next five years.

Private investment on the real estate market has seen an increase of 6% in the first half of 2019, compared to the same period last year, while demand for real estate developments continues to grow throughout the country. The Romanian construction sector had the largest year-on-year growth in the European Union in 2019, with a 23,3% increase. Transactions on the real estate market are expected to reach a record volume of 1,2 billion EUR this year, a feat that hasn’t been repeated on the Romanian market since 2014. Thanks to a rapidly developing IT sector and new companies entering the market, the demand for modern office space is set to increase. Similar developments are expected in the industrial and hotel sectors.

Attractive yields (7% for office buildings, 6,5% for shopping centres and 7,75% for industrial properties in the first half of 2019) and moderate vacancy rates in class A-rated buildings show good macro performances and available funding alternatives speak for Romania.
